Real estate automation for investors, agents and proptech teams
In real estate, the deal usually goes to whoever answers first and runs the numbers fastest. I build the software behind both: deal analysis tools, property-data pipelines, AI assistants that qualify leads, and GoHighLevel follow-up that doesn’t depend on someone remembering to call back.
- Sole developer of OnOffDeals
- Axiom Realty: ~70% less manual work
- 13+ businesses across 4 countries
The bottleneck: slow follow-up and spreadsheet underwriting
Leads arrive from ads, calls and the website at all hours, and the ones that wait an afternoon go cold. Meanwhile someone is copying property data into a spreadsheet to work out ARV and a maximum offer by hand. Both problems come down to speed and consistency, and both can be handed to software that runs the same way every time.
Deal analysis software: OnOffDeals
I designed and built OnOffDeals as its sole developer. It is a deal-sourcing and analysis SaaS for investors, flippers and buyers. I built its valuation and underwriting engine from scratch and guarded it with self-verifying invariant tests after catching a silent “wrong but plausible” result on thin comp sets. Deals land on a map graded red, yellow or green, and Claude acts as an in-app deal coach with prompt guardrails.
- Comparable-sales selection, ARV and MAO on the 70% rule
- Flip profit, NOI, cap rate, cash-on-cash return and DSCR
- 311 automated tests on an async FastAPI backend
- Live Stripe subscriptions with per-plan usage metering
Property-data pipelines and AI lead assistants
For Axiom Realty Solutions in Chicago I build property-data acquisition with Selenium, the Zillow API and Apify, then ETL it into CRM dashboards and Google Sheets. That cut recurring manual work by about 70%. For Sharp Edge Property Group I built an n8n and OpenAI website assistant that qualifies inbound leads, answers property questions from a knowledge base, books appointments and hands over to a human agent with the full conversation attached.
Real estate funnels, ads and speed-to-lead in GoHighLevel
For Andrew Homes Real Estate Masterclass I built GoHighLevel automation that generates funnels dynamically, with custom JavaScript for branching, lead routing and appointment scheduling. For BrightLane Property and SharpEdge Property I run Meta and Google Ads for real-estate lead generation and wire that traffic into GoHighLevel through webhooks, A2P 10DLC and a chat widget, so a click can be traced to a conversation.
- Missed-call text-back that tags, assigns and alerts the rep
- Investor and seller pipelines with timed follow-up
- GA4, Google Tag Manager and Meta Pixel wired to the CRM
Rates from $20/hour

Frequently asked questions
Can you build real estate automation inside my existing GoHighLevel account?
Yes. Most of my real-estate work starts in an account that already exists: pipelines, calendars, workflows, missed-call text-back and ad webhooks. When something needs logic GoHighLevel can’t handle, I add n8n or a small FastAPI service next to it instead of replacing what already works.
Where does the property data come from?
It depends on the job. I have worked with the Zillow API, Apify, Selenium, HUD and Census data, and third-party property-data APIs. In OnOffDeals I added versioned market caching and batched prefetching so data costs stay viable under rate limits.
How much does a real estate automation project cost?
My rate starts from $20/hour, and I give fixed-price quotes for defined projects such as a lead-qualification assistant or an ads-to-CRM setup. A typical first automation goes live in about a week. Book a free 30-minute call and we can scope it together.
